Commercial property photography: the leasing checklist.

Commercial real estate media has a different job than residential. Nobody falls in love with a flex space. A leasing decision maker is qualifying: frontage, access, parking, visibility, condition, layout. Listings that answer those questions on screen get shortlisted; listings with four dim phone photos get skipped, whatever the rent. Here is the checklist we work through with Central Florida brokers and owners before every commercial shoot.
Exterior and context
Photograph the frontage the way traffic sees it, both directions. Show the monument or building signage, the parking field, loading access and the entries. Then go up: an aerial places the property in its corridor, showing the intersection, the anchors nearby and the access routes in one frame. For retail, an aerial location highlight graphic with labeled callouts to the surrounding draw does the leasing agent’s pitch visually.
Interiors that read accurately
Commercial interiors punish casual photography: glass walls, mixed lighting and long sightlines confuse phone cameras. Exposure-blended HDR keeps glazing clear, renders lighting the way it looks in person and holds detail from the window line to the back wall. Office, medical, industrial and hospitality spaces each get framed for how that space is evaluated, which is a matter of experience, not luck.
The remote-qualification layer
A 3D virtual tour and a marketing floor plan let prospects measure, plan a fit-out and pre-qualify themselves before they ever call. Leasing teams that add this layer consistently report fewer tours and better tours, because the walkthroughs they give are to prospects who already know the space works on paper.
Portfolio consistency
If you manage multiple properties, shoot them to one standard. Consistent color, framing and delivery makes the portfolio read as professionally managed, and it makes every future vacancy faster to market because the media library already exists.
Our commercial property photography covers HDR interiors and exteriors, with drone sets, overview video, 3D tours and marketing floor plans available on every property. We schedule around your tenants so the shoot never disrupts operations, and the full commercial real estate package explains how portfolios are handled.
