Cinematic Listing Video

Real estate video tours for The Villages and Central Florida.

Give out-of-state buyers a private showing on their phone.

A huge share of buyers in this market tour from another state before they ever book a flight. A stabilized, cinematic walkthrough video with aerial footage lets them feel the flow of the home and fall for the lifestyle before the first in-person showing.

Vertical video

Made to play in the feed.

A vertical cut of a home walkthrough, framed for Instagram Reels, Facebook and YouTube Shorts. This is the format a buyer scrolling on a phone actually watches.

Built for the way this market actually buys

The Villages and surrounding communities draw buyers from across the country who comparison shop online and often write offers sight unseen or after a single trip. Video is the closest thing to walking them through the door. We shoot gimbal-stabilized walkthroughs on professional cameras, weave in aerial footage, and edit to licensed music with pacing that keeps a buyer watching to the end.

Vertical cuts for Instagram Reels, Facebook and YouTube Shorts are available with any video package, so your listing works just as hard in the feed as it does on the MLS.

How a listing video is shot and cut

Filming takes roughly an hour to ninety minutes on site, usually the same visit as the photography so the home only has to be staged once. Every move is gimbal-stabilized: a slow push through the entry, reveals around corners into the main living space, and deliberate pans across the kitchen, primary suite and lanai. There are no handheld wobbles and no fast whip transitions, because both read as amateur on a big screen.

The edit follows the way a buyer would actually walk the home rather than the order we happened to film it. Exterior approach, entry, living, kitchen, primary suite, secondary spaces, outdoor living, then an aerial pull-away that puts the home in its neighborhood. Music is properly licensed, which matters if the video is ever going to run as a paid social ad.

Most listing films land between 60 and 120 seconds. Long enough to show the flow of the home, short enough that a buyer finishes it. For luxury and estate properties we go longer when there is genuinely more to show.

Why video works so hard for this particular market

The buyer pool here is unusual. A large share arrives from Ohio, Michigan, New York and New Jersey, shortlists remotely, and flies in for a single concentrated weekend of showings. Whether your listing makes that weekend list is decided on a screen, weeks earlier.

Photos prove a home is attractive. Video proves it works. A buyer watching a walkthrough understands that the kitchen opens onto the lanai, that the guest suite sits on the far side of the house, and that the golf cart garage is where they hoped. Those are the questions that otherwise get asked on a showing you had to drive to.

Vertical cuts extend the same footage into Instagram Reels, Facebook and YouTube Shorts, where a fifteen second version reaches people who were not searching for a home at all. That is where the out-of-market referral traffic tends to come from.

Delivery and formats

Finished films are delivered within 48 hours of the shoot in MLS-compliant unbranded and branded versions. Every video bundle includes the complimentary single-listing website, giving the tour a clean, shareable home beyond the portals.

You receive the horizontal master for the MLS and YouTube, vertical social cuts if included, and the file sizes that actually upload to each platform without getting recompressed into mush. If your brokerage requires a specific slate, disclaimer or logo lockup on the branded version, send it once and we keep it on file.

Coverage

Where we shoot across Central Florida.

Video is booked most often on Villages resales that need to compete with new construction, on lakefront listings around Leesburg and Mount Dora where the water is the story, and on estate and acreage properties in Marion County where a still gallery cannot convey the scale of the land.

We film across Lady Lake, The Villages, Summerfield, Wildwood, Fruitland Park, Leesburg, Mount Dora and Ocala. Because we are based minutes from The Villages, video and photography are normally scheduled as a single visit, which keeps the seller from having to stage the home twice.

Questions

Listing Video FAQs.

Something not answered here? Send a note through the contact page and we reply the same business day.

How long should a real estate listing video be?

Most listing films work best between 60 and 120 seconds. That is long enough to establish the flow of the home and the outdoor living space, and short enough that the average buyer watches to the end. Estate and luxury properties can justify longer, and vertical social cuts run 15 to 30 seconds.

How fast is a listing video delivered?

Within 48 hours of the shoot. Photos from the same session arrive within 24 hours, so you can launch the listing with the gallery and add the film the following day if you need to go live immediately.

Do you provide an unbranded MLS version?

Yes. Every video package includes both an unbranded MLS-compliant version and a branded version for your own site and social channels. If your brokerage requires a specific disclaimer or logo treatment, send it once and we apply it to every future film.

Can the video be shot on the same day as the photos?

Almost always, and we recommend it. One visit means the seller stages the home once, the light is consistent across both sets of media, and the aerial footage and aerial stills come from the same flight.

Is the music licensed for advertising?

Yes. Every film is cut to properly licensed music, which matters if you plan to run the video as a paid ad on Facebook or Instagram. Unlicensed tracks are the most common reason a real estate video gets muted or taken down after it starts performing.
