Commercial Property Media
Commercial real estate photography in Ocala and Central Florida.
Media that moves commercial space.
Leasing agents, brokers and owners marketing office, retail, industrial and hospitality space need media that answers tenant questions before the tour. We photograph commercial properties with the same white-glove standard we bring to luxury listings, from HDR interiors to aerial context.

Built for brokers, owners and leasing teams
Commercial media has a different job than residential. A leasing decision maker wants to understand frontage, access, parking, signage visibility and interior condition without leaving the desk. Our commercial packages combine HDR interior and exterior photography with aerials flown under FAA Part 107 that show the site, the traffic corridor and the surrounding draw in a single frame.
For flex space, medical, office and retail, a Matterport 3D tour and a marketing floor plan let prospective tenants pre-qualify themselves, which means the tours you give are the ones that close.
One partner for the whole portfolio
From a single storefront in Leesburg to a multi-building campus near Ocala, we scale the same standard across your portfolio: consistent color, consistent framing and consistent delivery. Property managers use us for acquisition documentation, lease-up marketing and annual portfolio refreshes, all scheduled through one call.
Consistency is worth more here than on the residential side. When every asset in a portfolio is photographed to the same color, framing and vertical standard, a brochure or a website grid reads as one professional operation rather than a collection of whatever each property manager arranged locally.
How a commercial shoot is planned around an operating property
The main constraint is that the building is usually in use. Retail cannot close, offices have staff and confidential material on desks, and industrial space has operations that do not stop for a photographer. So planning happens before the visit: which spaces are in scope, whether people should be in frame, whether signage and tenant branding stays or goes, and what time of day the exterior photographs best given the frontage direction.
Occupied office space is normally shot early, before staff arrive, or at the end of the day. Retail is shot before opening. Vacant and shell space is the easy case and can be photographed any time, though flat overcast light is actually preferable for large window walls.
On site we photograph the elevations, the entry and approach, common areas and circulation, representative interior spaces, and the practical realities a tenant will ask about: parking count and layout, loading and dock access, ceiling height, signage position and visibility from the road.
What a leasing decision maker is actually looking for
Commercial media is doing qualification, not seduction. A tenant or their broker is trying to eliminate options quickly, and the fastest way to lose a prospect is to leave an obvious question unanswered so they move to a listing that answered it.
The recurring questions are access, parking, signage visibility, ceiling height, condition of the building systems, and where the property sits relative to the traffic that matters. In Central Florida that traffic story is specific: proximity to the Turnpike and I-75, frontage on US 27 and US 441, and the residential rooftops that have appeared around Wildwood and southern Sumter County in the last few years.
An aerial frame answers most of that in one image, which is why drone coverage is part of nearly every commercial package we shoot rather than an upsell.

Coverage
Where we shoot across Central Florida.
We shoot commercial property across Ocala and Marion County, the Leesburg and Mount Dora corridors in Lake County, and the fast-growing Wildwood and southern Sumter County market where new retail and flex space is following the residential rooftops.
Typical assets include neighbourhood retail and strip centres, medical and professional office, flex and light industrial, hospitality, self-storage and owner-user buildings. For portfolios spread across the three counties we schedule multiple properties into a single block of days to keep the standard consistent and the cost per asset down.

Questions
Commercial Photography FAQs.
Something not answered here? Send a note through the contact page and we reply the same business day.
Can you photograph a commercial property while it is occupied and operating?
Yes, and most of what we shoot is occupied. Office space is normally photographed early before staff arrive or at the end of the day, retail before opening. We agree in advance what is in scope, whether people should appear in frame, and how tenant signage and confidential material is handled.
Do commercial shoots include drone aerials?
Aerial coverage is part of nearly every commercial package rather than an upsell, because one elevated frame answers the access, parking, frontage and traffic questions that otherwise cost you a prospect. All flights are operated under FAA Part 107 with liability insurance in force.
What types of commercial property do you cover?
Neighbourhood retail and strip centres, medical and professional office, flex and light industrial, hospitality, self-storage and owner-user buildings across Lake, Sumter and Marion counties. If you are unsure whether a property type fits, ask and we will tell you honestly.
Can you photograph multiple properties in a portfolio?
Yes, and it is the more economical way to do it. Scheduling several assets into one block of days keeps color, framing and vertical standards consistent across the portfolio and reduces the cost per property compared with booking them individually over months.
Do you provide floor plans and 3D tours for commercial space?
Both are available. A marketing floor plan is the standard attachment for brochures and offering memoranda, and a walkable 3D scan lets a prospective tenant qualify themselves remotely, which means the tours you do give are the ones worth your time.
