Listing reels for realtors, what works and what does not.
By Chase Bittner, Owner · FAA Part 107 certified remote pilot

A listing reel is a short vertical video of a home, built for Instagram Reels, Facebook, TikTok and YouTube Shorts. The ones that work are 15 to 60 seconds long, open on the single best shot of the home, carry captions because many people watch with the sound off, and end with a reason to click through to the listing.
They are not a replacement for MLS photos or a walkthrough film. They are how you get people to the listing in the first place.
The first three seconds decide everything
Viewers decide almost instantly whether to keep watching. Do not open on the front door or the agent standing in the driveway. Open on the view, the pool at dusk, the kitchen or the aerial over the golf course. Put the price, the town and one hook in text on screen at the start: "Lakefront in Leesburg" or "Golf course villa, The Villages."
Keep it short and moving
- 15 to 30 seconds for a teaser that drives clicks to the listing.
- 30 to 60 seconds for a full reel that walks the home.
- Cut every two to three seconds, with smooth motion rather than static photos.
- Shoot vertical, 9:16. Cropping a horizontal video afterward loses most of the frame.
Captions and music
Add captions or text for every key point, since many viewers watch muted. Use music licensed for the platform, or music the platform provides, so the reel is not muted or taken down.
Your face helps, but separately
An agent intro at the start or end of a reel builds trust with buyers and sellers who have never met you. See why a Villages agent needs an intro video. Keep the branded, on-camera version for social media and your website. The MLS version of any video must stay unbranded; see Stellar MLS photo rules.
Keep fair housing in mind
Social media posts are advertising. Describe the property and its features, not the kind of buyer you hope will buy it.
One shoot, every format
The efficient approach is to capture the reel during the listing shoot. The same visit produces the MLS photos, the horizontal walkthrough film and the vertical cut, so the reel matches everything else in the listing. Read how long a listing video should be for the horizontal film.
As of November 2026, our vertical social media video is $229.99, a short teaser clip is $99.99 and a slideshow video built from the listing photos is $79.99. Video is delivered within 48 hours. See listing video or book a shoot.
