A La Carte Enhancement

Agent intro and voice-over video for Central Florida realtors.

The listing sells the house. You sell the next one.

A listing film sells one property and then it is finished. Add your face at the front or your voice across the whole thing and the same film starts working on the viewer who is not buying that house, which is most of them. That is where the next listing appointment comes from.

What an intro or voice-over actually changes

Every listing film has an audience problem hiding inside it. Most people who watch it will never buy that property. They are neighbors checking the price, sellers deciding who to list with, and buyers whose criteria do not match. Without you in it, the film gives all of them nothing to remember.

A twenty second on-camera introduction converts that audience into brand exposure. The viewer who was never going to buy the house now knows who sells homes in their community, and that is the person they call when they decide to move.

For sellers specifically it is direct evidence of what you do for a listing. Showing a prospective seller a film where you personally walk their neighbor through a property is a considerably stronger listing presentation than describing the marketing package on a slide.

On camera, voice-over, or both

An on-camera intro is filmed at the property, usually at the entry or against the strongest exterior angle, and runs fifteen to thirty seconds at the front of the film. It carries the most brand weight because people remember faces, and it is the format worth using if you are building recognition in a specific community.

A voice-over runs underneath the whole walkthrough. It carries more information, since you can point out the upgrades, the lot position, the community amenities and the things the camera cannot explain, and it is the easier option for anyone who does not enjoy being on camera. It also survives being cut into shorter social versions more gracefully.

Both together is the strongest configuration and the one most agents settle on once they have tried each: a short on-camera open that establishes who you are, then your voice guiding the walkthrough.

How it is filmed, and what we handle

The intro is filmed during the same visit as the listing photography and video, so there is no extra appointment and the seller stages the home once. Add roughly twenty to thirty minutes to the shoot.

Audio is the part that separates a professional result from a phone video, and it is the part most agents underestimate. We record to a lavalier microphone rather than the camera, which keeps your voice clean against Florida wind, pool pumps, lawn crews and traffic. Bad audio reads as amateur far faster than imperfect framing does.

You do not need to memorise anything. We work from a short bullet outline rather than a script, shoot several takes, and cut to the best one. If you would rather not be on camera at all, voice-over can be recorded on site in a quiet room or sent to us afterwards.

We will also help with the words. There is a repeatable structure that works: who you are, the one thing that makes this property distinct, and a specific invitation to act. Roughly twenty seconds. We provide the outline and you make it sound like you.

Where the finished asset gets used

The primary use is the front of the listing film on your website, YouTube and the branded version for social. MLS rules generally require the unbranded version to stay clean, and we deliver both cuts every time, so the branded film with your intro never creates a compliance problem.

Vertical cuts are where this asset earns the most and gets used the least. A fifteen second vertical with you on camera performs measurably better in a feed than the same footage without a person in it, because faces stop scrolls. Those cuts also outlive the listing: once the property closes, the intro segment is still usable brand content.

For agents running a monthly content programme, recording several intro segments in one session is far more efficient than doing it listing by listing, and our content retainers are built around exactly that cadence.

Deliverables

What you receive.

Every item below is part of the standard package. Nothing here is an upsell discovered after the shoot.

  • 01

    On-camera intro segment

Fifteen to thirty seconds filmed at the property, cut to the front of the listing film.

  • 02

    Voice-over across the walkthrough

Your narration guiding the whole film, pointing out what the camera cannot explain.

  • 03

    Lavalier audio

Recorded to a lapel microphone, not the camera, so wind, pool pumps and traffic stay out of your voice.

    Script and outline support

A short bullet structure supplied in advance. Nothing to memorise, and multiple takes cut to the best one.

  • 05

    Branded and unbranded cuts

Coverage

Where we shoot across Central Florida.

Agent intros are filmed anywhere we shoot across Lady Lake, The Villages, Summerfield, Wildwood, Fruitland Park, Leesburg, Mount Dora and Ocala, always during the same visit as the listing photography.

They are used most by agents building recognition inside a specific community, where the same faces recur across a neighbourhood feed and familiarity compounds. In The Villages and the surrounding 55+ communities in particular, referral and word of mouth carry a listing further than portal advertising does, and being the recognisable face in the feed is worth more here than in a transient market.

Questions

Agent Intro Video FAQs.

Something not answered here? Send a note through the contact page and we reply the same business day.

Do I need to memorise a script?

No. We work from a short bullet outline rather than a script, shoot several takes and cut to the best one. Most agents are done in fifteen minutes. If being on camera is not for you, a voice-over recorded on site or sent afterwards achieves most of the same benefit.

Does the intro have to be filmed separately from the listing shoot?

No, it is filmed during the same visit as the photography and video. Add roughly twenty to thirty minutes to the appointment. The seller stages the home once and there is no second visit to arrange.

Will a branded intro cause an MLS compliance problem?

Not with how we deliver it. Every video package includes both an unbranded MLS-compliant version and a branded version. Your intro appears on the branded cut for your website and social channels; the MLS version stays clean.

On camera or voice-over, which performs better?

On camera carries more brand weight because people remember faces, and it performs noticeably better in vertical social cuts. Voice-over carries more information and is easier for most people to deliver naturally. Most agents who try both end up using a short on-camera open followed by voice-over across the walkthrough.

Can I reuse the intro footage after the listing sells?

Yes, and you should. The vertical cuts in particular keep working as brand content long after the property closes. If you want a library of these rather than one per listing, recording several segments in a single session is far more efficient, which is how our monthly content retainers are structured.
