Do 3D tours help sell homes?
By Chase Bittner, Owner · FAA Part 107 certified remote pilot

A 3D tour helps sell a home when many of the likely buyers cannot easily visit it, the floor plan is hard to understand from photos, or the price point makes buyers expect one. It lets buyers walk the home on their own time, which removes the questions that would otherwise delay an offer. For a modest, easy-to-understand home with local buyers, photos and a floor plan often do the same job for less.
Tour vendors publish plenty of statistics about views, saves and days on market. Most come from the vendors themselves and are several years old, so we do not lean on them. What we see in this market is simpler.
Where tours earn their cost
Out-of-state buyers. Much of the buyer pool for The Villages and the surrounding 55+ communities lives in another state. A tour is often the first showing, and sometimes the only one before an offer. See selling to out-of-state buyers in The Villages.
Hard-to-read floor plans. An addition, a converted lanai, a guest wing or a split plan is hard to explain with photos. The dollhouse view answers it in seconds.
Higher price points. At the upper end, buyers expect a tour, and its absence stands out.
Commercial space. Tenants and buyers use a tour to check layout and measure rooms before they visit.
Where they add little
- A small condo or villa with an obvious layout.
- A listing that will sell to local buyers who can easily drive by.
- A home that is not ready to be seen in every direction. A scan shows every corner, so clutter cannot be cropped out.
Zillow 3D Home or Matterport
In October 2025 Zillow stopped displaying Matterport tours on its listings, over a licensing dispute with CoStar, which owns Matterport, as Inman reported. If Zillow is where your buyers search, a Zillow 3D Home tour is the one they will see there. Matterport still offers the stronger dollhouse view and in-tour measuring, and it works on the MLS and your own listing website. Some listings get both. See choosing a 3D tour for a Florida listing for the details.
Tour, floor plan or both
A tour answers how a home feels. A floor plan answers how it fits. If you can only buy one, decide which question your buyers are actually asking. On many listings above the local median, agents here buy both.
What it costs
As of November 2026, a Zillow 3D Home tour is $75 and a Matterport 3D tour is $229.99 for a home up to 2,000 square feet. We are a Zillow Showcase certified photographer and a Matterport Service Partner. See 3D virtual tours or what real estate photography costs in Central Florida.
