Selling a home in The Villages: the listing media that matters.
By Chase Bittner, Owner · FAA Part 107 certified remote pilot

Selling a home in The Villages is different from selling almost anywhere else in Florida. Many buyers are shopping from another state, they are comparing dozens of homes with similar floor plans, and they are buying a lifestyle as much as a house. The listing media has to answer their questions before they ever see the home in person.
Here is what matters most, and what to skip.
Lead with what Villages buyers compare
Buyers here filter fast. Before they look at finishes, they check:
- Location in The Villages: which town square is closest, Spanish Springs, Lake Sumter Landing or Brownwood, and how far to the nearest pool and golf.
- The golf cart garage or extended garage. Photograph it on purpose, with the cart in it if the seller has one.
- The lanai, enclosed or birdcage, and whether it has been extended. For many buyers this is where they will spend their mornings.
- Patio villa, courtyard villa or designer home, and the floor plan. Buyers often know the model names.
- Golf course, water or preserve views from the back of the home.
A gallery that shows these up front produces showings from buyers who are already sold on the home. See photographing a golf course home for frontage specifically.
Drone shows where the home sits
From the ground, two homes on the same street look alike. From above, buyers see the golf course behind one, the lake behind the other and the cart path to the nearest pool. Drone photography is the add-on Villages listings need most, and Stellar MLS allows an aerial in the first photo slot as long as the front exterior is second.
A floor plan answers the furniture question
Many Villages buyers are downsizing. Their first practical question is whether their furniture fits. A measured floor plan answers it better than any photo, and buyers use it to compare homes side by side. See do floor plans help a listing sell.
Video or a 3D tour for buyers who cannot visit
When the buyer lives in Ohio or Michigan, the video is the first showing. A 60 second walkthrough video or a 3D tour lets them walk the home from home. If Zillow is where they are looking, choose a Zillow 3D Home tour, since Zillow no longer displays Matterport tours. Read selling to out-of-state buyers in The Villages for more on that buyer.
Prep for the shoot
The home should look like nobody lives there. Clear counters, remove personal photos, put the golf clubs away and move the cart unless it is part of the shot. Our room-by-room listing photo prep covers each space.
What to skip
Not every Villages listing needs everything. A two-bedroom patio villa competing on price usually needs photos, drone and a floor plan, not a cinematic film. Save video and twilight for homes where the price point or the view justifies it. What real estate photography costs in Central Florida breaks down what each piece costs.
We are based in Lady Lake, minutes from The Villages, with no travel fee, photos within 24 hours and a free listing website with every shoot. See our Villages listing media or book a shoot.
