What object removal can fix, and what it cannot.

Every agent has had the listing where one thing was wrong on shoot day. The neighbor's boat trailer in front of the house. A for sale sign from the last brokerage still in the yard. Holiday lights on a home that came back on the market in July. Object removal exists for those days, and it is worth knowing exactly what it will and will not do before you order it.
What we will remove.
Things that were on the property that day and will not be on the property when the buyer visits. Cars and trailers, trash cans, a dumpster at the curb, construction debris, hoses, toys, seasonal decor, the other brokerage's sign, a stray cord or a clutter pile the seller missed. Power lines in the sky are a common request on exteriors and are a fair edit, since they are not part of the home. A retoucher takes these out by hand, the structure of the photo is untouched, and you keep the originals.
What we will not remove.
Anything a buyer would reasonably expect to still be there. We do not take out a neighbor's house, a cell tower, a road, a drainage ditch, a cracked driveway, a stained ceiling, a water mark or a missing fence section. Those are the property, and a photo that hides them is a photo that invites a complaint, a renegotiation or worse once the buyer stands in the driveway. Florida's disclosure rules do not care how the photo was made. If it is a defect, it stays in the picture.
The same line applies to the sky. Our blue skies guarantee replaces a gray or hazy sky with a real Florida one, because the weather on shoot day is not a feature of the house. It never adds a view the house does not have.
Virtual staging and virtual twilight are different tools.
Removing objects takes something away. Virtual staging adds furniture to an empty room, and virtual twilight converts a daytime exterior into dusk. Both are legitimate, both should be labeled on the MLS as virtually altered, and both are ordered as their own add-ons. Read virtual staging vs physical staging and why twilight photos work so hard for Central Florida listings for when each one fits.
Moving the car is free. Editing it out is not.
Object removal is a paid add-on. Requests flagged at booking arrive with the gallery, and requests made after delivery come back within 48 hours. The cheaper version is the checklist: cars on the street, cans in the garage, decor in a box, the old sign in the trunk. Our full list is in how to get your home ready for listing photos. On shoot day we move small items and set blinds, but we do not move furniture, and we do not touch the things the seller could have moved the night before.
How to order it.
Add photo editing and object removal at checkout, or ask for it after delivery and tell us which photos and what should come out. We will say so if a request crosses the line above, and suggest the honest alternative.
