A La Carte Enhancement
Photo editing and object removal for Central Florida listings.
The distraction you could not move on shoot day.
Some things cannot be moved before the shutter fires. A neighbor parked across the frame, a for sale sign from the last listing, a dumpster on the street, holiday decor in a July relaunch. Object removal takes them out cleanly so the photograph shows the property instead of the day it was photographed.

What gets removed, and why it matters
The usual list is short and predictable: vehicles parked in front of the elevation, trash and recycling bins on collection day, a competitor sign or a rider from a previous listing, temporary construction fencing, pool cleaning equipment, a hose coiled across a lanai, and seasonal decor that dates a photograph the moment the season turns.
None of these change what the property is. All of them change how it reads. A buyer scrolling a results page is making a snap judgment about whether a home looks cared for, and a bin in the driveway does more damage to that impression than it has any right to.
Seasonal decor deserves a specific mention around here. A listing photographed in December and relaunched in June with a wreath on the door immediately tells every buyer that the property has been sitting. Removing it is one of the cheapest things you can do to a stale listing.
How the retouching is done
By hand, frame by frame. Automated fill tools are fast and they are also why badly retouched listing photos have that faint smeared quality around the area where something used to be. We rebuild what was behind the object using the actual textures in the photograph: the same driveway aggregate, the same grass, the same siding line, the same shadow direction.
The test we hold every edit to is whether a buyer standing at the property would notice a difference. Straight lines have to stay straight through the repair, repeating patterns like pavers, roof tiles and fence pickets have to keep their rhythm, and shadows have to keep falling the way the sun put them.
Interior work is generally lighter: cords and cables, a stray toy, a pet bowl, a magnet-covered refrigerator, personal photographs on a shelf. Most of it is better solved at the shoot, and we move what we reasonably can before shooting, but there is always something that could not be moved.
The line we do not cross
Removal is for temporary distractions. It is not for permanent conditions, and the distinction is not a matter of taste.
We will not remove or conceal a permanent feature of the property or its surroundings: power lines and utility poles, a neighboring structure, a busy road behind the fence, a shared driveway, roof damage, staining, cracked stucco or standing water. Editing those out misrepresents the property to a buyer who has not seen it, and in Florida that is a real liability for the listing agent, not a stylistic choice.
The honest framing is this: if the thing you want gone will still be there when the buyer arrives, it stays in the photograph. If it left with the photographer, we can take it out.
What is already included before you pay for anything
Standard editing is part of every FrameFocus shoot at no extra cost, and it covers more than most agents expect. Exposure blending across the bracketed frames, vertical and perspective correction so walls do not lean, color balance to neutral white, lens distortion correction, and sky replacement on every exterior under the blue skies guarantee.
Object removal is the separate line item because it is per-frame manual work that varies enormously by image. Taking a single car out of a driveway is a few minutes. Rebuilding a paver deck behind a stack of pool equipment is not.
When you book, tell us what you already know needs to go, or flag it after you see the gallery. Either works, and originals are always retained.
Deliverables
What you receive.
Every item below is part of the standard package. Nothing here is an upsell discovered after the shoot.
- 01
Hand-rebuilt removals
The area behind the object reconstructed from the real textures in the frame, not smeared over with an automated fill.
- 02
Exterior distraction clearing
Vehicles, bins, competitor signage, temporary fencing, hoses and pool equipment removed from elevations and yard frames.
- 03
Interior tidying
Cords, cables, pet items, personal photographs and small clutter that could not be moved on shoot day.
- 04
Seasonal decor removal
Holiday decorations taken out so a relaunched listing does not advertise how long it has been sitting.
- 05
Originals retained
The unedited frame is kept and delivered on request, so nothing is ever lost to an edit.
- 06
48 hour turnaround
Removal requests flagged at booking arrive with the gallery; requests made after delivery come back within 48 hours.
Coverage
Where we shoot across Central Florida.
The most common requests vary by market in ways that are quietly predictable. Villages and Stonecrest listings tend to need golf carts and visitor vehicles cleared from a driveway. Leesburg and Mount Dora street-facing homes need parked cars removed from a narrow road. Ocala acreage properties need farm equipment and feed storage tidied out of a pasture frame.
Because the work happens after the shoot, we edit listings from anywhere we photograph across Lake, Sumter and Marion counties, and we can retouch an existing gallery we did not shoot if the source files are good enough to work from.

Questions
Photo Editing FAQs.

What can you remove from a listing photo?
Temporary things: parked vehicles, trash and recycling bins, competitor or previous-listing signage, temporary fencing, hoses, pool cleaning equipment, seasonal decor, and small interior clutter like cords and pet items. Anything that was there only on the day of the shoot is fair game.
What will you not remove?
Anything permanent. Power lines, utility poles, neighboring structures, a road behind the property, a shared driveway, roof damage, staining or cracked stucco all stay. Editing those out misrepresents the property to a buyer who has not seen it, and that is a genuine liability for the listing agent.
Is basic editing included or is everything extra?
Exposure blending, vertical and perspective correction, color balance, lens correction and sky replacement are all included on every shoot at no cost. Object removal is separate because it is per-frame manual work whose effort varies enormously from one image to the next.
Can you edit photos taken by someone else?
Usually yes, if the source files are good enough to work from. Retouching inherits whatever is already in the frame, so a soft, badly exposed or heavily distorted original limits what the edit can achieve. We will look at the files and tell you honestly before you commit.
How do I request a removal after I have seen the gallery?
Send us the image and tell us what should go. Requests made after delivery come back within 48 hours. We keep every original, so you can always compare and you can always go back.
