Get your rental ready for its first guest.

On Airbnb and Vrbo, your photos are the product page. A guest scrolling rentals near The Villages, Leesburg or Lake Harris decides in seconds whether to tap your listing. The way to win that moment is simple: stage the rental exactly as if a guest is arriving that afternoon.
Be ready the day before.
Schedule the turnover clean for at least the day before the shoot. A rushed morning clean leaves a damp towel or a stray bottle behind, and those details show. If the shoot sits inside a turnover window, tell us your checkout and check-in times and we will work inside them.
Stage it like check-in day.
Make every bed with fresh linens, pulled tight. Remove used towels and small rugs. If you want towels in the gallery, set out one fresh, neatly folded set per bath as part of the styling. Set out the amenities a guest finds on arrival: the coffee station, a welcome basket, beach towels, board games. These details justify your nightly rate.
Then take away everything a guest would not see. Cleaning supplies, the vacuum, trash cans, spare paper goods and your own personal items go out of sight. Put clutter in drawers and closets, and hide visible cords.
Clean, clear and bright.
Sweep or mop, dust and clean the windows. Clear the kitchen counters, vanities and nightstands. In the bathrooms, hide every hygiene item, on the counters and in the showers, including the half-used shampoo a past guest left behind.
Turn on every light and lamp. Turn ceiling fans off and leave their lights on. Rentals collect dead bulbs between owner visits, so test each one, replace any that are out and make them all the same color. Open the blinds and curtains.
Outside: pool, lanai and parking.
The pool is often the cover shot. Clean the pool and hot tub so the water reads clear. Set out the cushions, arrange the patio furniture and open the umbrellas. Sweep the walkways, lanai and pool deck. Pull weeds, mow, trim and clear leaves. Park vehicles on the street, put garbage cans away, hide the hose and reel, and put toys away.
If you booked drone photos, we check the airspace before any flight, and flights depend on wind and weather. Every exterior carries our blue skies guarantee.
What we do, and what we don't.
We set the blinds in each room, close every toilet seat and move small items to make each room photo ready. We do not move or rearrange furniture, make beds or clean, and we do not touch personal hygiene items. Your cleaner's work is what we photograph, so it needs to be finished before we arrive.
We do not edit out cars, power lines or cords as part of the standard edit. Object removal is available as a paid add-on.
Pets.
Pets must be crated or closed in a room before we arrive, and pet items put away, since we do not move or handle either. If we arrive to a loose pet and no one is home to secure it, we have to reschedule.
What happens on shoot day.
We work room by room, usually in the order a guest would walk through. Cleaners and guests on site should stay out of the rooms we are photographing. Central Florida weather happens. If the forecast turns, we reschedule at no charge.
After the shoot.
Photos are delivered within 24 hours in booking-optimized order, cover shot first. You upload them as delivered. Every rental shoot also includes a free single-property website you can share with direct-booking guests. For what to shoot and in what order, read Airbnb photos that get bookings.
